Our Process

 

Your house is the focus of the initial stages. In most cases we offer a free initial consultation at your property. This is to getting your brief for extensions and alterations you require. We offer design advice, technical guidance, budget discussions, costing advice and answer your questions and queries. We know it can be a complicated process, but for is clarity is the key.

 

Following the initial consultation we will provide you with no obligation fee quotation for the works. The quotation will cover the whole process (stage 1,2 and 3) so you are fully aware of the fee costs involved. We will state whether there are likely to be any third party fees to consider during the process.

 

Emby Architecture guide you through the three main stages of the design process. From a full laser- measured survey, draft designs, full Planning or Certificate Of Lawfulness applications, Building Regulations and construction drawings. Our service varies to suit your project, we have listed the main stages below:

Design & Planning (Stage 1)  takes around 2-4 weeks depending on the size of project. The draft design stages are key to Emby Architecture delivering the best design solution to suit your needs, so the timescale can vary. Once we have agreed your ideal design, we will draft up the Local Authority application for you and keep you informed of what happens when.

 

Building Regulations & Technical Information (Stage 2)  once the designs have achieved full Planning permission or C.O.L approval, we take the designs a stage further and develop the design with detailed technical information required for full Building Regulations approval. Some projects require further bespoke technical solutions, which we will of course organise for you. Detailed information at this stage aids a smooth and efficient construction process.

 

Tendering (Stage 3)  we will receive Building Regulations approval for the technical information required for your project from the Local Authority Building Control or Independent Building Inspector. Once this stage is completed, we can hand the information over to your pre-selected builders. In many cases we can help with the builder selection process, personal recommendations or well established local builders tend to be good options. We can analise the costings from the building contractors and deal with any queries the building contractors may have before work begins on site.
